How to paint a commercial metal door?

Painting a commercial metal door is an excellent way to improve your building’s appearance and protect the door from corrosion, rust, and wear. Whether it’s for a warehouse, office, or retail space, a well-painted door makes a great first impression. Here’s a step-by-step guide on how to do it right.

Step 1: Remove or cover hardware

Take off handles, locks, and other hardware if possible. If removal isn’t an option, carefully mask off hardware with painter’s tape and plastic.

Step 2: Clean the door thoroughly

Use a degreasing cleaner or mild detergent to remove dirt, oil, and contaminants. Rinse well and allow the surface to dry completely.

Step 3: Sand the surface

Lightly sand the metal door with fine-grit sandpaper (around 180–220 grit). This helps smooth out rough patches and gives the paint something to grip.

Step 4: Remove dust

Wipe down the door with a tack cloth or damp rag to remove sanding dust. A clean surface ensures better paint adhesion.

Step 5: Apply a metal primer

Use a rust-inhibiting metal primer to seal the surface and prevent corrosion. Apply with a brush, roller, or sprayer, and let it dry fully according to the manufacturer’s instructions.

Step 6: Paint the door

Use a high-quality acrylic latex or oil-based paint designed for metal surfaces. Apply the paint evenly in thin coats:

  • Start with edges and recessed panels.
  • Use a roller or sprayer for flat areas.
  • Let the first coat dry before applying a second coat for full coverage.

Step 7: Reinstall hardware

Once the final coat is dry and cured, remove the masking tape and reattach any hardware you removed.
